You should have your mortgage/finances in place before you even start looking for a home. You are doing yourself a big favor! Your Realtor will recommend you a highly professional loan officer or Mortgage Broker in order to discuss all the different options you have in obtaining a mortgage. Because of the large variety, different options and each buyer's personal situation, you must know which way you like to go before even looking at a home.The financing is one of the most important parts of buying a property and shopping for the best loan package available will save a lot of time and problems later. Besides the fact that price is an important bargaining chip in the negotiation of buying a home, however; it is not necessarily the most important one. Often other terms, such as the strength of the buyer or the length of escrow and the type of loan, are critical factors to a seller.
In order for your Realtor to write a contract and negotiate the BEST price and TERMS he/she needs to know the type of mortgage you are looking to obtain.
Request a pre-approval letter from your Bank or loan officer or better an "APPROVED" Letter.
